WHAT
IS AN INSPECTION AND WHY HAVE ONE?
State law does not require a home construction
inspection prior to buying or selling a home, so why should an
inspection be done?
From a buyer's point of view, buying a home is a major commitment
and probably the single largest purchase people make in their
lifetime. Buying a used home is somewhat like buying used car,
you are never sure what problems the previous owner has had.
An inspection gives the Buyer the ability to make an informed
decision.
From the Seller's and Broker's side, the inspection insures that
any future problems will not be blamed on nondisclosure. Also,
most homes have some minor problems, even if they're only a few
years old. An inspection can show what it would cost to fix any
of these problems and still secure the sale of the home.
From either point of view, everyone comes out a winner. Even
if repairs are found to be necessary, the cost of repair may
far outweigh the difference between value and selling price.
Everyone
agrees, a home inspection is an investment in peace of mind.
What is a
FULL inspection?
A full Home Inspection pays attention to ALL
the details. Our thorough inspection of a home includes:
ELECTRICAL: We look for deficiencies in the main
panel, sub panels, branch circuits, connected devices, lighting
fixtures, wiring and outlets.
PLUMBING:
We check the types of materials
used and inspect for proper function, leaks, flow and drainage
of all fixtures in the system.
APPLIANCES:
We will operate and check
all appliances, if possible.
HEATING & A/C SYSTEMS: We will inspect for proper operation and any possible
defects. Fireplaces are also inspected.
INSULATION:
Of course we can't go inside
the walls, but we will check for insulation, storm windows, thermopane
windows, etc.
STRUCTUAL:
The roof is inspected closely
for shrinkage, crumbling, cracking, blistering, moisture and
other defects. Interior load bearing walls are inspected for
stress and warpage. Masonry construction is inspected for settling,
cracks, water penetration, etc.
